Local Luxury Homes Ready to Launch

Developer ready to put the finishing touches on Ponquogue Manor.

While local residents are fighting the cold and thawing out from beneath January’s wintry snowflakes, those looking for the warmth and luxuries that our summers offer – may soon have a new place to call home.  The expected extravagant condominium, Ponquogue Manor, which is nearing final preliminary stages towards construction is currently seeking its first inhabitants.

According to developer Michael Ullian, the process is moving along and the project should still be able to meet its prospective “move-in” date by Jun. 1 of this year. 

“As of now, three of the four foundations are in,” Ullian said.  “We had to go back to the Federal Emergency Management Agency to move a flood-plane line, which eliminated the ability to put in a few of the basements in some of the units, but we’re still on schedule.”

The approval process for Ponquogue Manor initially started in 2004 when Ullian, a developer of hotels, shopping centers and residential communities with over 30 years experience, announced his intentions to build the 24-unit condominium on the site of the defunct Allen’s Acres Resort Motel. 

The original structures on the property, a 10-building complex of faded pastel pink, had become an eyesore to the Hampton Bays community after its closing, a fire and its attraction to local teenagers, who would hang out there unattended.

“In general, the residents of the surrounding area are thrilled with what we are doing,” said Ullian.  “The notorious motel is gone, and the area will look like new.”

Under the current plans, the “notorious” motel is to be replaced with four buildings, each housing the 24 luxury condos. They encompass brown shingles with white trim, copper roofing and chimneys throughout the Foster Street units. 

The units themselves include 1,800 square feet (1,200 usable) condo space, with a master bedroom on the ground floor.  In addition, each condo unit mixes 21 individual floor plans, some of which include spectacular waterfront locations.

Additional appeal for the complex, said Ullian is its location; Ponquogue Manor is located near Sunrise Highway, the LIRR and the Hampton Jitney.  The privately-gated community was designed, said Ullian, after a 300-year-old New England Coastal Manor House. It is also slated to include an onsite private marina, a landscaped brook, private pool with a lounge areas, outdoor grills and dining areas and concierge maintenance service. 

Pricing for individual condo units start at $579,000 and go up to as much as $1.3 million.

Even in these harsh economic times, Ullian is confident that, based on the units already sold and the influx of interested inquires, Ponquogue Manor will assist in beautifying the land once occupied by the unsightly blemish on Hampton Bays’ landscape that was the old motel. 

“It’s exciting to see the project moving along,” said Ullian.  “I have about 350 people on a waiting list just to see the model mock-ups once they are available and four of the units have already been sold just based on our plans.”

 Ullian, who built his first house in 1978 and has continued his work as a developer across the US, went through a six-year process with Southampton Town in order to get the Ponquogue Manor project fully approved. 

On Nov. 20, 2008, the Southampton Town Planning Board approved his site plan for the luxury complex, paving the way for its construction. 

 According to Ullian, actual construction is imminent.  “Our team just has to conduct a few water-table studies and submit those to FEMA,” said Ullian.  “We’re aiming to start the physical construction of the units in February.”
